Six surveys, and what actually arrives at the end of each.

  1. 01

    Boundary survey

    Where your lines are, recovered from the record and marked on the ground. The one most people mean when they ring up.

    Timing
    1 day in the field, 1–2 weeks in the office
    Asked for by
    Homeowners, fence builders, neighbours who have stopped talking

    You receive

    • Pins or monuments set at each corner
    • A drawing showing bearings, distances, and what was found
    • A written description of anything that conflicts with the deed
  2. 02

    ALTA/NSPS land title survey

    A boundary survey plus everything a title company and a lender want shown: easements, encroachments, access, zoning setbacks, and the optional table items your lender picks.

    2–4 days in the field, 3–5 weeks in the office
    Asked for by
    Commercial buyers, lenders, title companies

    You receive

    • A plat meeting the ALTA/NSPS standard
    • A surveyor's report addressing each requested table item
    • Certification to the parties named in the title commitment
  3. 03

    Topographic survey

    The shape of the ground, plus what is on and under it that we can locate. What a civil engineer needs before they can design anything.

    1–3 days in the field, 1–2 weeks in the office
    Asked for by
    Civil engineers, architects, custom builders

    You receive

    • Contours at the interval your engineer asks for
    • Spot elevations, trees, structures, and visible utilities
    • A CAD file in the format your design team actually uses
  4. 04

    Subdivision plat

    Dividing ground into lots that a county will accept, with the easements, right-of-way dedications, and lot geometry a plat has to carry.

    Weeks in the field, months through review
    Asked for by
    Developers, families splitting ground between children

    You receive

    • A plat drawn to the county's checklist
    • Coordination through review comments until it records
    • Monuments set as the county requires
  5. 05

    Construction staking

    Putting the design back on the ground: building corners, curb, utilities, and grade. Sequenced to the contractor's schedule rather than ours.

    Timing
    Booked in visits, usually 3–6 across a job
    Asked for by
    General contractors, excavators, concrete crews

    You receive

    • Stakes with cut sheets the crew can read
    • A staking record so a lost stake can be reset without a new visit
  6. 06

    Elevation certificate

    The FEMA form your insurer or your community's floodplain administrator has asked for. A narrow, specific job with a specific form at the end.

    Half a day in the field, under a week in the office
    Asked for by
    Homeowners insuring in a flood zone, lenders

    You receive

    • The completed FEMA form
    • Photographs the form requires
