How a room is judged

  1. 1Revenue over sellable hours — every hour the room could have been sold, including the empty ones.
  2. 2Held hours come out of the denominator. They were never on the market and counting them as misses would make the neighbours' agreement look like a sales problem.
  3. 3Occupancy is printed beside it, never instead of it. A cheap room that is always full and an expensive room that is half empty can earn the same, and only one of them has room to grow.
  4. 4No room is compared to another room's rate. Room 3 has a control desk in it and Room 6 has a carpet.

Four weeks is the comparison rather than last week, because term bands book in four-week blocks and a week-on-week figure is mostly the calendar.

The Room 4 problem

Room 4 loses hours every time Room 3 books, which means the better the tracking room does, the worse Room 4 looks. Those two figures are not independent and no per-room table can say so.

It is written here instead. The honest reading is that Room 3 and Room 4 are one room with two doors, and the money they make together is the only figure either of them can be judged on.

Rates are the list price and every room is under it in practice. The highest rate in the building is $58 and no room has ever averaged it across a week, which is what a per-available-hour figure is for — it is the rate the room actually achieved, and it is the only one worth putting in a budget.
