Flood designations are neighbourhood-level context, not a determination for any specific property. Every parcel must be checked against the current FEMA map, and we do that before you write an offer.

Every area has one. An agent who cannot name it either does not know the area or is not going to tell you.
- Seminole Heights
- Older housing stock means older systems. Budget for cast-iron sewer line replacement on anything that has not had it done — it is common and it runs $8,000 to $15,000.
- Suits: Buyers who want character and will accept maintenance.
- Riverview
- The commute is real and it is getting worse. If you will drive it daily, drive it at 7:45am before you make an offer.
- Suits: Families prioritising space and schools over proximity.
- Clearwater
- Elevation certificates and insurance quotes should come before the inspection, not after. We will not let a client waive that.
- Suits: Buyers who want the water and have priced the cost of being near it.
- Brandon
- It is not walkable and it does not pretend to be. Everything is a drive, including the grocery store.
- Suits: First-time buyers and anyone who wants predictable carrying costs.
