We clean the building twice. The second one is the one you sign off.
Rough clean while the trades are in. Final clean when they are out. Touch-up after punch list, because the punch-list crews make new marks. Then we walk it with you, item by item.

Rough clean
While the trades are still in the building
Debris out, dust knocked down from above, floors made workable. This is not a finish clean and it will not look like one.

Final clean
After the last trade leaves, before the punch-list walk
The long one. Glass, tracks, fixtures, millwork, floors to the flooring manufacturer's instruction, and every item on the list below.

Touch-up
After punch list, before the tenant walks in
Because the punch-list crews make new marks. Then we walk the list with the superintendent and it gets signed.

Boxes are drawn rather than ticked. Nothing here has been done on your building yet.
02 Final clean
After the last trade leaves, before the punch-list walk
Window film removed, glass cleaned both sides
Window tracks and sills vacuumed then wiped
Named separately because this is the single most common item somebody assumed was included.
Light fixtures, diffusers, and vents wiped
Door frames, hinges, and hardware detailed
Millwork wiped inside and out, including drawer runs
Restroom fixtures polished, partitions wiped, mirrors finished
Hard floors mopped or auto-scrubbed to the flooring manufacturer's instruction
We follow the flooring sheet, not our preference. If the sheet says nothing but water, it is water.
Carpet vacuumed, edges detailed
Switch plates, thermostats, and access panels wiped
Paint overspray and adhesive removed from glass and hardware
Where it comes off without damaging the finish. Where it does not, we photograph it and tell you rather than scratching it.
What is not in the scope is written down too.
Anything above six feet without a lift, regulated medical waste, exterior glass above the ground floor, and anything a flooring manufacturer’s instruction forbids. In the bid, in writing, rather than discovered on the walk.
