Rough clean
While the trades are still in the building

Debris out, dust knocked down from above, floors made workable. This is not a finish clean and it will not look like one.

Final clean
After the last trade leaves, before the punch-list walk

The long one. Glass, tracks, fixtures, millwork, floors to the flooring manufacturer's instruction, and every item on the list below.

Touch-up
After punch list, before the tenant walks in
4 items
Because the punch-list crews make new marks. Then we walk the list with the superintendent and it gets signed.
Why the building looks unfinished after the rough clean
Because the film is still on the glass and the tracks have not been touched. Removing glass film early means it gets covered in dust again by the trades and cleaned twice at your cost. Superintendents who have not worked with us before sometimes ring at this point, which is why it is written here.
